Noviun were commissioned by Bexley Co to develop this scheme, located in Welling, up to RIBA Stage 2.

The site adjoining Bursted Woods contains several buildings of varying heights. The proposal involved retention of the existing maternity unit and demolition of all the existing buildings to create a residential development containing houses, apartments, a GP surgery and an assisted living unit with associated private and communal gardens, parking and other amenities.

The low density proposal contains 53 houses arranged around the landscaped forecourt of the former Maternity unit.  Two storey extensions are added to the existing building to create 108 apartments of one, two and three bedroom units.

The assisted living unit contains 20 bed spaces with associated communal facilities. 

The GP surgery is located near to the main vehicular entrance to the site with dedicated parking.

Existing mature trees between the railway line and the site are retained within the design to create a green acoustic barrier.

The design focuses on creating a high quality living environment with robust materials and sustainable designs.
